This particular project involved structural repairs to sills and timber columns for a sixty-five by forty-six foot two story post and beam type construction historic building built in year 1834. Modifications throughout the years (addition, balcony, stairways) involved and changed some of the existing framing to balloon and eastern platform frame type systems. Exterior siding and minor repairs in early 1997 exposed major rot and structural damage to the building frame. ASEC performed structural inspections which involved removing exterior sheathing, drilling and chipping of rotted areas to expose depth of damage, also measuring basement and first floors. From plans generated by field inspection data, structural repairs and construction phasing was designed, code compliance and second floor loading capacities were calculated and a cost estimate was developed.
